When developing industrial facilities, especially in remote regions, having the right partner to ease technical challenges in the field is crucial. Recognizing this, PT Malinau Hijau Lestari (MHL) chose TeamworX to support their recent project through comprehensive Project Management (PM) and Construction Management (CM) services.
MHL is a renewable energy company focused on producing wood pellets for industrial use. The company is currently constructing a wood pellet factory with a total building area of 7,670 m² in Long Loreh Village, South Malinau, North Kalimantan. The remote location is more than 200 km from the provincial capital Tarakan and over 900 km from the major port in Balikpapan, East Kalimantan, which creates significant logistical challenges.
Despite these challenges, TeamworX has successfully helped streamline the engineering, procurement, and construction (EPC) process, and the factory is slated to begin operations between late 2025 and early 2026.
Why Project Management and Construction Management Services Matter
Building an industrial facility in a remote area requires strong coordination, precise technical control, and strict cost management. Without a solid EPC management, companies often face significant obstacles such as:
● Back-to-back design changes
● Construction delays
● Budget overruns
● Poor-quality workmanship
● Misalignment between stakeholders
For MHL’s wood pellet factory, TeamworX helps tackle these obstacles so the company can stay focused on its core business strategy.
TeamworX Scope of Work in Handling EPC Management for MHL’s Factory
As the Project Management (PM) and Construction Management (CM) partner for MHL’s wood pellet factory, TeamworX provides end-to-end EPC management services from planning to handover. After MHL secured a technology vendor from Spain for their production needs, TeamworX gathered the vendor’s technical data and conducted a tender process for EPC contractors in Indonesia. Once the construction began, TeamworX oversaw the on-site work to ensure the project progressed according to the schedule and budget plans.
Throughout the project, TeamworX’s EPC management scope is divided into six main areas of work.
Strategic Project Planning & Early Coordination
Clarity at an early stage is essential to avoid design conflicts and ensure all parties work toward the same goals. TeamworX kicked off the project by establishing a strong strategic foundation, which included:
● Helping MHL to define project objectives
● Setting up the master schedule
● Identifying potential risks
● Aligning technical requirements with the budget
● Coordinating with all design consultants
Technical Design Review
TeamworX provided a thorough multi-disciplinary design review covering architecture, structure, mechanical, electrical, and plumbing to ensure that all designs:
● Met MHL’s operational needs
● Complied with the Indonesian government standards
● Supported long-term reliability and efficiency
● Optimized materials and systems to reduce cost while maintaining performance.
“The challenge was reviewing whether the design already integrated the client’s needs, the machinery technology, and the technical standards. We solved this by conducting weekly meetings to ensure every aspect stayed aligned,” says Cahyo Sumeru, Senior Project Manager at TeamworX, overseeing the Project Management (PM) service for this factory.
Procurement Support & Vendor Selection
A successful industrial project depends on choosing the right contractors and suppliers. To support this, TeamworX also assisted MHL in:
● Preparing tender documents
● Evaluating technical and commercial proposals
● Shortlisting and recommending vendors
● Clarifying scopes to avoid disputes
Construction Management & On-Site Supervision
During construction, TeamworX manages day-to-day site operations to maintain productivity and prevent costly rework, which includes:
● Monitoring progress and compliance
● Checking workmanship quality
● Ensuring safety and environmental standards
● Managing inspections and documentation
● Coordinating contractors and resolving issues
“Since this project is in a remote area, we addressed the logistical challenges by sticking to the delivery schedule and organizing partial deliveries. This way, construction could continue while the materials were still on the way,” said Dadi Yudha, Construction Manager at TeamworX.
Cost Control, Scheduling, and Open Reporting
To support informed decision-making, TeamworX provides routine reports covering:
● Project schedule updates
● Cost tracking and budget status
● Identified risks and mitigation actions
● Contractor performance
Testing, Commissioning & Final Handover
Before the facility goes operational, TeamworX oversees all testing and commissioning activities to ensure the factory is fully functional and compliant. The final handover package includes:
● As-built drawings
● Operation manuals
● Warranty documents
● Completion reports
Through these comprehensive Project Management and Construction Management services, TeamworX ensures that every stage of the construction process meets the highest standards, resulting in a safe and efficient industrial facility.
